The cheapest plumbing repair is the one you catch before it becomes an emergency. A once-a-year inspection lets you know what your system’s condition is and what, if anything, needs attention before it fails.
What We Check
Water heater: Age, anode rod condition, relief valve function, sediment level estimate (by sound), visible corrosion at connections.
Supply lines: Visible lines under sinks, in utility rooms, and at appliance connections. We operate all shut-off valves to confirm they are not frozen in place.
Water pressure: Gauge test at a hose bib. Target range is 50-65 PSI. Anything above 80 PSI or below 40 PSI gets a PRV recommendation.
Drain lines: Visual inspection of visible drain lines, P-traps, and clean-out caps. We run water through each fixture and drain while listening for slow drainage.
Fixtures: Every toilet and faucet is operated. Running toilets and dripping faucets are noted in the report.
The Report
You receive a written report listing each item inspected, the current condition, and a recommended action priority: immediate, within 6 months, or monitor. We do not create urgency where it does not exist.
